How Does the Purchase Process Work?

Buying a property outright - cash purchase:

  • We will provide you a secure one-use payment link to pay the earnest money deposit and document preparation and closing fee. You can pay this with a credit or debit card.

  • You will be sent a Sales/Purchase Agreement to sign electronically from SignNow.

  • Then we will work with you to coordinate the payment of the balance with one of the following:  Wire Transfer, cashier's Check, or Money Order.

 

 

Buying the property with owner financing/monthly payments.

  • We will provide you a secure one-use payment link to pay the down payment and document preparation and closing fee.

  • You can pay this with a credit or debit card.

  • You will be sent a Sales Agreement/Promissory Note/Land Contract to review and sign electronically from SignNow.

  • This document also includes an agreement to set up your monthly payments from your bank account.

  • This legal document gives you legal access to the property while you are paying for it monthly.

 

How do I apply for Owner financing?

There is no application, you do not have to qualify.  Simply let us know this is how you would like to purchase the property and we will discuss the terms.

 

Will I Need a Real Estate Agent or an Attorney?

No, we are the owners of the property and have eliminated the middlemen. There are no agents, brokers, commissions, or hidden costs. We pass these savings on to you.

We have simplified the purchase process making it easy for anyone to understand.

But you are welcome to hire a professional if you feel it is needed. 

 

We’re happy to provide you with the county contact information so you can verify that we are the current owner of the property, since sometimes online information (even the county’s own website) may have outdated ownership information.

Are there back taxes or liens associated with the property?

No. Our properties are sold free & clear of liens and encumbrances and the taxes are current.

 

What Can I Do With My Land?

Each property is zoned differently and has different land uses that are allowed. We always advise you to contact the county to confirm specific questions about allowed uses. We can help with this process by providing you with contact information.

 

If you want to build any structure or make any improvements, the land must be fully paid for. Once it is paid in full, the property is deeded to you and then any permits or requirements by the county can be obtained.

 

 

Do You Offer a Guarantee?

Yes. We have a 60-Day Money Back Satisfaction Guarantee on owner-finance purchases.               A refund of principal payments minus the document preparation fee and closing fee and any other fees (for example, wiring or credit card fees) we’ve incurred. 

 

Does the property have utilities?

Unless indicated in the description, the properties are off-grid.

 

Are mineral rights included?

Unless indicated in the description, mineral rights are not included.

Generally, mineral rights are sold separately from the land.

You will need to contact the county for advice.

 

How can I visit the property?

Each property is unique. Some require 4-wheel drive and GPS to locate while others have “drive right up” access. Please contact us if you need any assistance with maps, coordinates, etc.
